 Home buying update

I think I finally found the place I was looking for. It even has a pre made man cave/ garage ready to go. Seriously, it has a finished, heated and carpeted garage with shelving units, fridge and a big workbench. Also cable hookup and an exhaust fan built into the wall. I don't think I could have done better myself if I tried. Also is close to my church, and is cheap enough that I can afford to send my eldest to the baptist academy there as well.

Haggled far more than I cared to and got 7k off the place. Now I have the inspection on Monday. Not concerned though, the place is solid and was well maintained. Guy is 80 who's selling me the house, spent his retirement getting it ready to sell.

We will see how the inspection and appraisal go. The whole process is pretty obnoxious. Had to fax over 43 pages of tax, earning, credit and bank related info yesterday. For the second time. I just want it to wrap up quickly from here. Moving is a pain and I'd like to get on with it haha

Congrats to you! I'm a lot earlier in the same process, so I can honestly say I'm VERY envious that you've got the finish line in sight!

Inspection went well. Few minor issues to keep an eye on. Remarkably well maintained was the verdict from the inspector. Still need to go through insurance and such now, and the appraisal.

Home buying is always a total PITA. Glad you seem to be in the home stretch now Jev. Hope you can score a good low mortgage rate, as they aren't quite as low as they were a year or so ago but are still pretty lucrative compared with the past. Think it was at around 8% when I bought my first home back in '84.

I always advocate getting the 15-yr term, and then paying an extra amount on the principle each month. That way the bank bandits don't get as much of your hard earned do-re-mi......

I'm using the fha program, which is a fixed rate of about 4%.

Ok... all inspections and appraisals have passed. Just need to upgrade the power from 60 amp asap after move. I'm already pricing electricians. Set to close on the 26th. Managed to commandeer the finished basement for the man cave. It is wood paneled, has a brick floor for a wood stove, and a mural of a dirt road in the woods painted in the center of the built in shelving.

Yes. The wife wanted to make it a family room. I'm calling it the "adult lounge" for the time being. The garage is more of a workshop setup, and is connected to the finished basement. All else down is utility and a laundry room.
