Arky, I wish you all the luck in the world. This could be a great thing or be a millstone depending on how you play it/it plays out.

Do your due diligence carefully and don't make any hasty decisions. And be prepared to negotiate and walk away if it doesn't meet your criteria. It's a big decision. Wink

Cheers,

RR

I hope you have the wisdom of Solomon.  The best time to plant a tree was 30 years ago, the next best time is when you get your land.

Good luck and best wishes going your way, hoping you will get the land. We had a lot of land and enjoyed it. Our kids enjoyed it also. It helped us make many great memories. Especially 4-wheelin', and cutting down a crisp evergreen tree for Christmas. We never got to build on it, life goes too fast so enjoy it. People came to us asking to purchase some of the land, and finally in the last year, we sold out.

after many weeks of talking to realtor not to mention close to 2 years looking at land i found exactly what i want and ill be damned if im gunna let it slip. but if it goes to high ill have to let her go and ill cry a lil hell who am i kidding ill cry alot

yes as far as trees go i plan to plant a black walnut grove for my retirement and possibly other hard woods as all id need to do is call a forester have them selectively cut and sell them and by the time.im 60 70 the trees will be huge.

Best wishes for you guys! Land is a big deal if any part of the deal is off walk away. You really don't want to get saddled with something you might not be able to get out of if things go south.

Best to you and the family

There is usually a reason when land is cheap.
Make sure the basics are in order. A accessible building site you don't want to be building on a flood plain with the nearest electric miles away. Even a inch of water a few days a years will suck and bringing in electric even a few hundred feet is very expensive. A good, safe well. You don't want to count on a shallow sand point well and non conventional septic system. Check out the school system, a lot of rural schools are sketchy at best. Shocked

Good luck with your plans Arky.

I need to look at investing in another property in the next year or so (my ex gets the current property in UK!). As i currently live and work in Tanzania, I need to find something that needs little time or maintenance over the year. Currently thinking of buying some land in USA rather than apartment or house.
Long term I would like to build my own house on it ... off grid appeals to me as well. Will be interesting to know how things work out for you.

Just a thought buddy. If this property is anything less than say 20 acres you need to check out the neighbors carefully. Even on a larger property they can still make things difficult for you. On a smaller property they can make or break you. We almost got completely off grid 20 years ago but were blocked every single move by our neighbors. We called it quits when they started killing our stock. At that point it just wasn't worth it.

...and follow Frank Lloyd Wright's dictum, "If you buy a piece of land for the view, be sure to also buy the view." (Frank was an architect of some note.)
